Terms of Service
The agreement between you and Hyper Property Services when you use this site to find a tradesperson. Please read the section on what we are and are not responsible for.

1 What Hyper is, and what it is not
We find you a suitable tradesperson, check their certification and insurance before they are ever offered a job, manage the booking, hold a record of what happened, and put a response window on the job. That is our service, and it is what these terms cover.
We do not carry out the work, supervise it, or direct how it is done. A qualified tradesperson is responsible for their own work, their own compliance and their own insurance.
2 Who you are contracting with
Hyper Property Services is a trading name of Modern Advantage Limited, registered in Northern Ireland, company number NI000000, registered office Derry, Northern Ireland. You can reach us at hello@hyperlocalservice.com.
3 Using the service
- You must be 18 or over.
- The property must be in an area we cover. We currently cover Derry and Strabane, the North Coast, and Belfast.
- The information you give us must be accurate. Matching depends on it, and a job described wrongly wastes a tradesperson's visit and your time.
- You must not use the service to arrange anything unlawful, or to contact tradespeople for any purpose other than the job.
4 How a booking works
- You tell us the job and your postcode.
- We ask a few questions so the right trade arrives with the right parts.
- We offer the job to the single best matched tradesperson, not to everyone. If they decline, or do not respond inside the window, it moves to the next and you are told that it happened.
- When a tradesperson accepts, they receive your contact details and address, and the booking is confirmed to you both.
- After the work, you and the tradesperson each confirm the final value independently.
A response window is a commitment about when you hear from us, not a promise that a tradesperson will be at your door by then. Emergency jobs carry a 10 minute window, standard jobs 45 minutes.
5 Price, quotes and payment
You pay the tradesperson directly for the work. We are not a party to that payment and we do not hold your money.
A quote given through the platform is the tradesperson's quote. Where a quote has been accepted, the final value is compared against it, and a material difference is flagged for review before anything is settled. That protects both sides.
Our own charge is a commission paid by the tradesperson on a completed job. It costs you nothing, and it is never added to your bill by us.
6 Cancelling
You can cancel a booking through us at any time before the tradesperson starts. If they have already travelled or bought materials, they may charge you for that, and that is a matter between you and them.
Where you are a consumer and you agree a contract with a tradesperson away from their business premises, you generally have 14 days to change your mind under the Consumer Contracts Regulations 2013. If you ask for urgent work inside that period you may be asked to waive it, and you may still have to pay for work already done.
7 What our checks do and do not mean
Before a tradesperson can be offered any job we confirm that they hold the certification their trade requires, that it has not expired, that they hold public liability insurance, and that they have a payment method on file. These are enforced by the system and cannot be waived by a member of staff.
What that does not mean is a guarantee of the quality of any particular piece of work. Verification is a check that someone is qualified and insured to do the job, not a warranty of the outcome.
8 Reviews
A review can only be left against a completed booking made through us. That is enforced by the system, which is why the ratings mean something.
Reviews must be honest and about the work. We remove anything defamatory, abusive, or containing someone's personal details. We do not remove a review for being negative, and a tradesperson cannot pay to have one taken down.
9 Our responsibility to you
We are responsible for providing the introduction and booking service described here with reasonable care and skill. We are responsible for loss you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill.
We are not responsible for the work itself, for anything a tradesperson does or fails to do, or for loss that was not foreseeable.
Where our liability can be limited, it is limited to £1,000 or the value of the job, whichever is greater.
10 Your responsibilities
- Give safe access to the property at the agreed time.
- Tell us about anything at the property that could be dangerous.
- Be the owner, or have the owner's permission, for the work you are booking.
- In a gas or electrical emergency, call the emergency number first. 0800 002 001 for gas, 03457 643 643 for electricity, 999 if life is at risk. Do not wait for us.
11 If something goes wrong
Tell us. We hold the record of the job, including what was agreed and when, and we will look at it and help you and the tradesperson reach a resolution. Our complaints procedure sets out the timescales.
We can raise a dispute with the tradesperson, withhold or reverse our commission, and suspend or remove them from the platform. What we cannot do is compel them to return to your property, because they are independent.
12 Suspending an account
We can suspend or close an account where these terms are broken, where information given to us is false, where certification or insurance has lapsed, or where behaviour puts someone at risk. Where it is safe to do so we explain why and give a chance to put it right.
13 General
- We may change these terms. The version that applies to a booking is the one published when you made it.
- If part of these terms is found to be unenforceable, the rest continues to apply.
- These terms are governed by the law of Northern Ireland, and the courts of Northern Ireland have jurisdiction.
